We require the following:
Valid Picture ID – Drivers License, Passport or State issued ID card.
Social Security Card or Verification Letter from SS Office.
Proof of Income – Paycheck stub, SSI income, Award letters etc. Income = 3.0 times the rent.
CASH OR SELF EMPLOYED INCOME WILL REQUIRE LAST 6 MONTHS BANK STATEMENTS.
(If you can't provide them - DO NOT APPLY).
Application Fee – All persons over 18 must fill out an application. Credit check fee $20.
We check credit, employment and income, as well as current and previous landlord references. The more complete the application, the faster we can process it. Generally we can approve you within 24-48 hours of a completed application.
Once approved, we will notify you of the funds needed to move in. This will include rent and security deposit. Move in money is certified check or cashiers check. Monthly rent can be personal check or money order, drawn on a bank located in CALIFORNIA. NO CASH. EVER! All approved applicants must sign the rental agreement before releasing keys. We will complete the move in/ move out inspection to note condition and anything that needs to be addressed upon move in. We try hard to give you a home in tip top shape, but occasionally we do miss something. The move in form protects us both by noting condition at the time of move in. Rent is paid monthly, and due on the first of each month in advance. Hopefully there will not be any problems, however if you know it is going to be a late, the best thing to do is call and let us know at your earliest convenience. Good communication goes a long way in difficult times.
